make money
in our still
appreciating real estate
climate on
beautiful
Lake Gaston.
Several
ways. The
best return
on your
money is in
our
waterfront
shoreline
and
accompanying
dirt.
That’s
right…..the
secret is
out, just
plain old
dirt that
edges
towards the
shoreline
and offers a
fabulous
view of our
expansive
lake.
Divided
into four
quads, NE,
SE, NW and
SW, I am
sure you are
wondering
where you
start.
Well, now
that depends
on what your
CPA advises
you on taxes
and
depreciation/appreciation
and the
associated
tax
consequences.
Taxes are
lower on the
Virginia
side of our
lake in
Bracey and Boydton,
Virginia.
Virginia
affords a
generous .34
cents on the
$100
investment
versus .88
cents on the
$100 in
Warren
County.
However,
North
Carolina
doesn’t tax
our
neighboring
Virginia
citizens on
their
retirement
funds, so if
your
particular
situation
involves
retirement
funds, make
sure your
consult your
CPA before
buying
property
here on our
lake.
Many of
my clients
have bought
beautiful
main lake
lots with
mobile homes
on them or
slightly
aging homes
and plan to
live in them
for awhile
until they
replace
those
dwellings
with their
own
rendition of
their dream
home.
A
main lake
lot
averaging
.57 to 1.63
acres
depending on
what
subdivision
it is
located is
priced
between
$450,000 to
$550,000
currently.
This doesn’t
include a
boathouse in
most cases.
Developers
are doing
the hard
work by
contacting
these Lake
Gaston land
owners and
cutting
paths down
to the lake
and
discovering
enough
acreage to
do a small
exclusive
subdivision.
This land is
growing more
scarce by
the moment
and you
economists
out there
know what
that means
(supply and
demand).
We only have
two
condominium/townhouse
communities
which are
Sandy Trace
and Gaston
Point Town
homes. We
could
certainly
use more
communities
like these
on the lake
offering
retirees and
seniors a
place to
live with
all the
amenities (waterview,
boatslips,
water
access,
paved roads
for golf
cart access
and shopping
close by).
In the
last two
years land
has
continued to
appreciate
at
approximately
24%. If you
read the

you can
trace the
historical
value of the
land here on
the lake
back twenty
years or
more.
We do
have a
rental
market here
if you are
considering
rental
property as
an
investment
and that
runs 12-15
weeks out of
the year.
That doesn’t
mean we
don’t rent
properties
in the
off-season;
it simply
means our
most
desirable
summer
period is
12-15 weeks.
So there
are many
approaches
to investing
here on our
lake and the
best way for
you to make
a decision
is to visit
and talk
with the
locals.
